The concept
Financier your child's housing
Nowadays it's impossible to find a room, let alone a good room for a fair rental price. We at InKamers make it possible for you to arrange a room for your child.
This requires a loan of approximately €200,000 at a fixed interest rate. In return, you will receive a nomination right to propose a tenant for a room in a city of your choice, who will then be housed in one of our rooms in that city at a fair rent according to the WWS system for non-self-contained accommodation. This guarantees your child a room.
To guarantee the safety of your capital, your loan runs entirely through WDL. Additionally, you have a first right of mortgage.
Your child guaranteed a room
This means your child will have a room/living space for the duration of the tenancy.
Renovated rooms, fair rent
Our rooms have been renovated to be energy-efficient and the renovations take maximum fire safety into account, with checks by BNR fire safety, for your son/daughter's optimal living enjoyment.
First legal charge of mortgage
On your loan, you will receive a fixed interest payment and you also have first mortgage rights.
How does it work?
You are financing an amount
You are financing a loan of max. €200,000 to WDL Kredietfondsen, which has first right of mortgage on all rental property.
Child is allocated a room
The tenant rents the room independently. You provide a tenant who then independently enters into a rental agreement for a fair price according to the applicable WWS (rent assessment) system.
You will receive interest compensation
You will receive a fixed interest payment from us during the term.
Lease term until end of rental agreement
If your child leaves the room, the loan will be repaid to you with the last interest payment.

Why WDL?
As a parent, you want just one thing: that your child has good accommodation during their studies and that your investment is safe. But managing a loan, monitoring mortgage rights and checking interest payments – you don't have time for that, and you don't need to.
This is why WDL Kredietfondsen is involved in this project. WDL is an independent, professional financing organisation that acts as administrator and advocate on behalf of all participating parents. They ensure that everything concerning your financing runs correctly and on time.
What does WDL concretely do for you?
WDL collects all interest payments for Inkamers B.V. and ensures they are deposited into your bank account. Additionally, WDL Zekerheden B.V. centrally holds the mortgage right on the property on behalf of all financiers. This means your investment is covered by a corporate security interest in the property. Should anything unforeseen go wrong, WDL will act immediately on your behalf to protect your interests.
What does that get you?
You don't need to worry about a thing. No administration, no legal complexities, no hassle. You provide the funding, your child gets a safe place to live, and WDL will take care of everything from start to finish for the entire term.
About us
Make a social contribution
At InKamers, we believe that living is more than just a roof over your head.
A good living environment helps students to study, make friends, become more independent, and develop as individuals.
That is why InKamers was developed.
With one loan, you arrange accommodation for your child, with a fixed interest rate and clear structure. At the same time, you contribute to more qualitative student housing in the Netherlands.
Not just for your own child
The housing shortage is hitting students hard. Students without financial support from home, in particular, often have less chance of finding a safe, affordable, and pleasant place to live.
InKamers wants to contribute to this in a careful way.
Parents provide a loan. This loan is used for the purchase, rental, and management of student accommodation. The parent is thereby granted a right to nominate a tenant, usually their own child.
The tenant concludes the rental agreement themselves. Rent and loan remain entirely separate.
A social housing concept
Our goal is to provide good accommodation for students, with a focus on quality, safety, and affordability.
Where possible, within the housing portfolio, we also want to offer space to students who receive less obvious support from home.
This creates a living concept where parents help their own children to a pleasant living space, while also contributing to more supply for other students.
Living with like-minded people
At InKamers, students live together with other ambitious students and young professionals in neat, renovated homes.
The rents are set according to the WWS system for non-independent living spaces.
The properties are aimed at:
Quality
safety
Connection
personal growth
• pleasant coexistence
A good living environment provides peace. For students and for parents.

Frequently Asked Questions
About the concept
The InKamers concept is specially developed for parents who want to ensure good housing for their child, but do not want to buy or manage property.
Buying a student room or studio often involves various responsibilities and risks, such as maintenance, vacancies, changing regulations, rental obligations, and administrative management. Not all parents want to deal with these during their child's study period.
With InKamers, parents facilitate the living space for their son or daughter, without becoming homeowners themselves. InKamers takes care of the management, maintenance, and organisation of the student house.
This way, parents benefit from the advantages of a good and stable place to live for their child, while not having the worries and risks that often come with owning property. After the study period, the loan will be repaid.
At InKamers, you finance approximately €200.000 to arrange your child's living space. Your son or daughter then rents a room for a rental price that is set according to the WWS points system. The aim of this construction is not to own property, but to provide good and stable housing during the study period.
When parents buy a student room or studio themselves, they often encounter various costs and risks. For example, consider:
- 8% transfer tax
- Notary fees
- Purchase costs and selling costs
- Maintenance costs
- any depreciation of the property
These costs can quickly add up to €40,000–€50,000 or more.
In addition, students rent on average approximately five years a room. To recoup these costs alone, the housing market would, on average during that period, have to 5% must increase annually. When the market falls, buying a room can even cost extra money.
With InKamers, parents do not take on these property risks themselves. They finance a larger portfolio of student rooms, while InKamers owns and manages the student properties long-term. This way, parents no worries about depreciation, maintenance, or additional costs, while their child can live in a good student house.
After the study period, the loan will be repaid.
Parents who don't want the hassle of property ownership.
When your child goes off to study, a new phase begins.
A place of your own to live.
New friends.
Independence.
And the space to develop.
Many parents then consider buying a property for their child.
A understandable thought. After all, you want your child to live well.
But becoming a property owner also raises questions.
Maintenance.
Regulations.
Rental.
And the risk that you end up stuck with a property.
By Inner Rooms we have developed a simple solution for that.
You are helping your child find a suitable place to live, without becoming a property owner yourself.
You are temporarily investing in the house where your child lives.
InKamers will take care of the rest.
We select the residents.
We take care of the management.
We maintain the house and ensure everything continues to function properly.
Your child will rent their own room in a fully renovated student house, along with other ambitious students. A place where studying takes place, but also where friendships are formed that often last a lifetime.
And when the study period is over?
Your invested amount will then be released again.
This is how you help your child find a pleasant and stable place to live, without the worries of property ownership.
Ultimately, it's not just about stones.
It's a place where your child feels at home,
where new experiences begin
and where an important phase of life is built.
At the moment, the InKamers concept is available Utrecht. Here are the first student houses realised where students can live in high-quality rooms with shared facilities.
InKamers' ambition is to further expand this concept in the coming years to other large student cities in the Netherlands, so that more students and parents can make use of this housing solution.
Consider cities with large universities and colleges where there is a high demand for quality student accommodation. This will create a future network of InKamers student houses in multiple major cities.
Room availability
At InKamers, we place great importance on like-minded principle. This means that we strive for student houses where residents are a good fit for each other and are in a similar stage of life. This ensures a pleasant and stable student house.
If you are interested, you can register. Based on the registrations, InKamers will assemble the group of residents. If there are more applications than available rooms, InKamers will make an initial selection to ensure a good composition of the house.
Once a room has been assigned to you and you have accepted it, you will receive a viewing from the room and the student house. When you decide to proceed thereafter, you will receive a Concept lease agreement.
Upon completion of the financial settlement via WDL Credits and upon signing the rental agreement, the placement is final and your son or daughter can move into the room.
Unfortunately, it is not possible to reserve a room for an extended period in advance. The availability of rooms depends on when rooms become vacant and on the supply of new properties that are purchased and renovated.
If you want to create certainty now, there are two options:
- Borrow and temporarily rent out the room.
In that case, the room can be temporarily sublet to another student until your son or daughter starts studying.
- Join the waiting list.
You can also sign up for the waiting list. We will contact you as soon as a room becomes available.
As there is high demand for good student accommodation and limited supply, unfortunately we can, in the case of a waiting list, No guarantee can be given that a comparable room will be available in exactly 8 months.. This is partly dependent on the supply of new properties and ongoing renovations.
Once you have registered and provided all the requested information, InKamers will first carry out a first screening evaluate. Based on this, we will assess whether you and your child qualify for a room within the concept.
When this initial screening is positive, we plan a viewing one of the room and the student house.
Na de bezichtiging heeft u 24 hours to go to indicate whether you want to accept the room. InKamers only allows one room at a time one candidate at a time see, so you can make a decision calmly.
When you indicate you wish to proceed, we typically have a maximum of one week to give a definitive confirmation. We will use this time to carefully process all incoming requests.
The administrative handling, including further documentation and financial processing, then usually takes A week at most.
You can easily express your interest by contact form to fill in that is on the website next to the rooms offered.
Upon receiving your application, InKamers will contact you to discuss initial details and explain the further process. Subsequently, if a suitable room is available, we can conduct the initial screening and schedule a viewing.
This way, we ensure that every application is carefully considered and that the composition of the student house aligns well with InKamers' 'like-minded' principle.
Living in the house
InKamers' student houses typically range from 4 to 8 rooms per dwelling. This keeps the scale of the house manageable and creates a pleasant and social living environment.
The residents share certain amenities and also often have access to a communal outdoor space, such as a garden or roof terrace. This ensures that students not only have a good room, but also a pleasant place to live together and meet each other.
Yes, that is in principle possible, if a suitable room is available within the same InKamers pool.
Should another room become available that better suits your son or daughter's preferences, InKamers can assess whether an exchange is possible. Naturally, the composition of the student house and room availability will be taken into account.
The starting point is that residents can live comfortably and that the composition of the house remains well-suited to like-minded principle Of rooms.
Yes, that is certainly possible. InKamers believes it's important that students are a good match for each other and feel comfortable in the house.
When registering, we therefore ask the student to provide a A short personal piece about myself. Based on this, we carry out an initial screening to see if the student is a good fit for the house and the like-minded principle.
In addition, we are planning a Introduction so that the student and the other residents can meet each other before the placement becomes final. This helps to create a pleasant and stable student house in which residents can live together well.
Yes, it is possible to fully furnished room for rent. This can be particularly pleasant for students who want to move in immediately without having to arrange furniture themselves.
For a furnished room additional costs charged, depending on the furnishings and specific requirements. These options can be discussed in advance so that the room meets the student's needs.
Study and practical matters
Yes, that is possible. At the start, your son or daughter will receive a Tenancy agreement for an indefinite period.
This means that if the study lasts longer than average, your child can simply continue renting. So there is no obligation to leave after five years.
The premise of InKamers is that students, during their period of study, stable and pleasant place to live have, even if a course takes longer.
When the rental period finally ends and your child vacates the room, The loan provided by the parents has been repaid.. This keeps the concept focused on the temporary investment in your child's accommodation during their studies.
When your son or daughter stops studying earlier or decides to leave the room earlier, there will first be A replacement tenant is sought for the room.
As soon as a new tenant is found to take over the room, the rental agreement can be transferred. At that point, also The loan provided by the parents has been repaid.
This way, the InKamers premise is maintained: parents temporarily finance their child's housing, with the amount being repaid as soon as the rental period ends and the room is taken over by another student.
If your son or daughter is going to study abroad for a short period, it is generally possible to keep the room to let temporarily.
However, this can not without prior permission from InKamers. This enables us to ensure that the temporary tenant is a good fit for the property and meets the criteria currently in place for that particular property.
The subtenant must therefore comply with the requirements applicable within the student house, so that the the like-minded principle and the living climate in the dwelling are maintained. Rooms can assist in carefully arranging temporary subletting.
Yes, in most cases, your son or daughter will come with a room at InKamers eligible for an away-from-home grant.
The student actually rents a room independently at a different address from their parental home. This generally allows them to meet the conditions for a student living away from home.
The exact terms are determined by Education Executive Agency (DUO). We therefore always advise you to check the current conditions on the DUO website to ensure that all requirements are met.
Management and Maintenance
For the maintenance of the student houses, InKamers has a Long-term maintenance plan On this basis, the maintenance of the properties will be structurally planned, ensuring the quality of the homes is maintained.
Additionally, InKamers works with a professional manager who is responsible for the daily management and maintenance during the rental period.
Furthermore, in the event of any malfunctions or urgent situations, there is a 24-hour service, so that residents can always be helped quickly when needed. This way, the property remains well-maintained and students can live comfortably and with peace of mind.
organisation run by students. professional manager.
At the commencement of the tenancy agreement, the tenant shall receive a Personal login portal from the administrator. This portal contains all relevant information regarding the rental, such as:
- Information about the house
- Maintenance notifications
- Contact options with the administrator
- practical matters regarding living.
This allows residents to easily ask questions or report maintenance, and ensures that everything related to management is clearly organised.
Yes, for this concept is a Permit required. InKamers ensures that all student housing completely complies with current laws and regulations.
This means that the properties have the necessary permits and that all requirements are met Legal rights and obligations the rules applicable to the rental of non-self-contained accommodation.
This allows students to a safe and legally correct way live and parents have the assurance that the properties are operated according to the applicable rules.
Financial and legal structure
WDL Credits has a lot of experience in the field of Direct lending and manages the financial and administrative structure of the InKamers concept.
They take care of the administration and the legal documentation which are necessary to shape this construction in a correct and transparent manner. In addition, they manage the financial settlement between parents and InKamers.
By a specialised party such as WDL Credits to involve, it is ensured that the loan structure is set up professionally, carefully, and in accordance with applicable rules.
The loan will be legally documented and additionally there will be a first legal mortgage established on the properties within the pool.
This means that the loan is linked to the underlying real estate. This provides a clear security structure, with the value of the properties serving as collateral for the loan.
This way the security of the loan guaranteed and the structure is legally well established.
InKamers does not lend money from parents itself. The loan is provided through WDL Kredietfondsen, meaning this structure does not qualify as a regulated investment product.
The money will only be deposited after the room has been accepted by you and the The legal and financial settlement via WDL has been completed..
In this phase, all necessary documents are drawn up and processed. Once these steps have been completed, the loan can be finally granted.
The exact steps and conditions of this process are clearly described in the Process document of WDL, so that it is transparent for all parties involved how the financial settlement proceeds.
At the end of the lease period, the loan repaid within 6 months.
this period takes into account the Notice period for the rental agreement and the administrative processing required to correctly repay the loan.
This makes it clear in advance that the investment is intended for the duration of your child's rental period, after which the amount will be paid back to you.
Yes, it is possible to provide the loan from a BV.
Since we are dealing with a business loan, does this not affect the rules around Excessive borrowing from your own limited company.. The loan is not granted to you as a shareholder, but to InKamers within the agreed structure.
This allows a private limited company to participate in the concept in a businesslike manner and contribute to your son or daughter's housing.
Yes, that is possible. The one providing the loan will receive the right to nominate a tenant for the room concerned.
This means that for example Dad and Mum and also be able to provide the loan and then nominate a tenant, such as their grandson or granddaughter.
This way, the investment in student housing can also be made by other family members, while the student themselves rents the room.
Any depreciation in the value of the property has No direct impact on your loan. The concept of InKamers isn't based on buying and selling properties.
InKamers buys the student houses with the aim of to retain and let out long-term. The properties are therefore not purchased with the intention of reselling them in the short term.
As with any loan, there are risks, such as changes in property value. These are mitigated by the first legal charge and the enormous demand for rooms.
This means the construction is not dependent on fluctuations in the property market. The basic premise remains that parents are temporarily investing in their child's housing, after which the loan will be repaid at the end of the rental period.
